Showcase Your Home to Sell!

Before putting your home on the market, I'll spend some time walking through your home with you, touring it with the eye of a buyer. You'll want your house to show in its best possible light to maximize its market value. I'll make suggestions based on comments that I repeatedly hear from buyers, to help your home sell fast!

Curb Appeal
Does your house have curb appeal or does it need a little more pizzazz to draw the buyer in? Little things you do can pay big dividends. For example, create an inviting walkway with flowers and a new doormat. Paint the front door and polish the doorknob. Clean and polish your outside lights. Make sure your lawn and shrubs are neatly trimmed and edged.   Remember, creating curb appeal will add dollars to your house's final selling price. Often, buyers make a decision about a home before they even go inside!  Let's make sure they want to go in!

Welcome Home
As a buyer walks in the front door of your house, does it say "Welcome home" ?Looking through the eyes of a buyer, I may recommend changes that will enhance sales appeal and the formation of a positive first impression. 

Remember to eliminate anything that gives the appearance of clutter. Countertops should be free and clear. Knickknacks, souvenirs, family photos, refrigerator artwork and the like should be kept to a minimum.  Closets and cupboards should appear large and roomy. It may be time to make a donation to a local charity or store or store belongings at a friend's or family member's home.

Reviewing your home room-by-room, I may make recommendations that impact the overall impression. I'll point out the pieces of furniture that should be removed (to make the rooms appear larger), rooms that may need new paint, fixtures that need to be polished, windows that need to be cleaned, and any other improvement that can easily be made to promote the sale. 

Staging Your Home
Before the first buyer walks in your door, I'll show you how to set the stage. We want to engage the buyer's senses. Lighting is critical. We'll draw back curtains, open blinds, change light bulbs and turn on every light in the house to welcome the buyer. We'll enhance the ambiance with music playing lightly in the background and insure a pleasing aroma emanates from every room either by lighting a candle or baking something. Buying a home often is as much about a "feel" as anything else.  We will work to get buyers quickly feeling at home and welcomed.

When your home is being shown, be sure to arrange for any pets to be out of the home or safely crated.  Try not to be present when potential buyers are viewing your home.  If you must be present, keep conversation to a minimum.  When sellers are present, potential buyers feel like guests rather than shoppers. We want them to feel free to look, touch, sit and bond. 

Remember:  Subtle changes and improvements will enhance your home's marketability.  It is the little things that will yield big rewards.
