Here are a few of the important documents that Sellers need to review and sign as part of the Home Listing Process.  I will explain each document in detail while at your home gathering information about your home and your selling priorities.  

 Consumer NoticeGiven to Seller at initial discussion of Real Estate to explain various relationships a consumer can have with a Real Estate Broker. 

 Exclusive Listing Contract:  Contract between Seller and Broker/Agent specifying the duties of the Broker and cost, duration and additional details of such duties and services. 

 Seller Disclosure Statement:  Must be completed by seller prior to the home appearing on the MLS.  Provides detailed information to potential buyers about the home's appliances, systems and components.

  Home Warranty:  Optional protection plan payable at closing to protect you against appliance and system break downs during the listing period and the buyer for one year after closing.

 Sales Agreement:  Contract between Buyer and Seller detailing the terms of the Sale, most notably,  the purchase price, closing date, hand money amount, inspection contingencies, mortgage contingency and inclusions.

An estimated Settltment Sheet will also be provided detailing closing costs and an estimate of your net proceeds at a given sales price either before or at the time of listing.
