
The Final Walk-through in Home Buying
You are almost home (in more ways than one). Only the final walk-through and actual closing remain until you can start unloading the truck! Exciting indeed, but do pay attention to the final walk-through to prevent dissappointments later on. The final walk-through is typically done a day before or the day of the closing. Many clients over the years have asked me the purpose of the final walk-through and here are a few main purposes:

Make sure the home is in the same condition as when you last saw it (no major move-out damage has occurred).

See that all the items included in the agreement of sale are still in the home (appliances, window treatments, any special items added into the agreement of sale).

Assure all the work required to satisfy the Inspection Requests have been completed to your satisfaction.
Now is the time to make sure everything is fine--not after the closing. At that point, you have little levarage left and may need to resort to mediation or the Magistrate to get satisfaction.
