Market Update:

Nationally, the median price for existing homes rose 10.7% in January as compared to January 2013 and now sits at $189,900. However, total existing home sales dropped 5.1% in January 2014 as compared to January 2013. In the Northeast, existing homes sales only dropped 3.1% in January as compared to last January, which was less of a decline than the Midwest West or Southern parts of the country. The harsh winter weather may be taking its toll. The median price of an existing home in the Northeast is $241,000, up 6.6% from a year ago.

31% of homes sold in January of this year were on the market for less than a month, partially due to the low inventory of homes for sale. There is 4.9 months of housing inventory at the current sales pace where 6.0-6.5 months' supply reflects a balanced market. Foreclosures and Short Sales are down to 15% of January's sales vs. 24% of sales in January 2013.
