Is My House Priced to Sell?
One of the most important things you can do to get your home sold is to "Price it Right". But what does that mean? Pricing your home so that the majority of buyers in your market (and price range) see the value of your home as commensurate with the price it is being offered for is the goal. Unfortunately, this is not an exact science. We look at the homes that sold in your area within the last 6 months for an indication of the prices buyers are willing to pay, making allowances for differences between your home and those that have sold (for size, updates, yard etc). The best strategy is to list it at the price it should be as indicated by the Market Analysis or an Appraisal, not bumping it beyond the market to test the waters.
