In 2010, 306 homes were sold in an average of 66 days at 97% of list on average.

Average Sales Price in 2011 was $144,615 and in 2010 was $145,610

Based on a review of the numbers noted above, Shaler Township Real Estate fared OK in the year 2011. Fewer homes were sold in 2011, it took a bit longer to sell them and the sales to list price ratio dropped a point. The average sales price of a home decreased as well but less than 1% from 2010 to 2011. Current inventory of active listings, however, are less than a 6 month supply (considered balanced) based on what sold for the previous 12 months. So, it should get easier to sell a home in Shaler this year if this ratio holds (demand may outpace supply).
